Below Replacement Cost
Capital preservation is our imperative for every acquisition. Carefully selecting the right asset is the 1st and most important step in the process. Acquiring assets below replacement cost is only a fraction of our strategy.
Value Add
Our acquisition strategy prioritizes adding value through raising rents to market value, increasing additional income, expense reduction and forced appreciation making each acquisition increase in value every year we hold.
Leverage
50-70% leverage. We believe acquiring Class A & B assets positioned to produce positive cash flow on the first day of acquiring the asset to protect all stakeholders in the portfolio is a must.
Profitability
Profits are engineered at acquisition and banked during the holding period, with the majority of returns on the exit. LP's (limited partners) would participate in the benefits from cash flow, appreciation, tax benefits and distributions. These benefits continue through the sale of the asset.
Diverse Portfolio
A diversified multifamily portfolio can offer stability and a mix of growth opportunities, such as Class A, B and the right C Class property
